The Challenge

Our client wished to purchase a £2.6 million residential property and required mortgage finance of £2 million.

The client’s financial profile was substantial but complex, with income and wealth generated from several different sources:

  • Family trust distributions
  • Salary
  • Dividends
  • Cryptocurrency holdings
  • Corporate equity compensation, including share-based remuneration

The challenge was not simply the size of the mortgage. The client’s overall financial position needed to be presented in a way that allowed an appropriate lender to assess the nature, sustainability and evidence supporting each source of income and wealth.

Our Initial Assessment

We began by establishing a detailed picture of the client’s financial circumstances.

This included reviewing:

Family trust income
We considered the nature of the trust, the client’s entitlement to distributions, the history of payments and the supporting trust documentation.

Salary
We assessed the client’s employment income and supporting documentation, including payslips and employment records.

Dividends
We reviewed the client’s dividend history and the underlying business interests from which the income was generated, together with the relevant company accounts and tax documentation.

Cryptocurrency
The client’s cryptocurrency holdings were considered as part of the wider asset position, subject to the relevant lender’s criteria, valuation methodology, evidence of ownership and requirements concerning the source and traceability of funds.

Corporate equity compensation
We examined share-based remuneration and the documentation supporting the client’s entitlement, vesting arrangements and historical value, recognising that lenders can treat equity compensation differently depending on their criteria.

Structuring the Case

Rather than relying on a single income figure, we developed a comprehensive financial profile showing the client’s overall position.

Our objective was to identify a lending route where the lender’s criteria could appropriately consider the relevant combination of:

Employment income + dividends + trust distributions + eligible equity compensation + substantial assets

The £600,000 client contribution was also documented and verified in accordance with the requirements of the lender and the transaction

Presenting the Application

The application was prepared with supporting evidence appropriate to each element of the client’s financial profile.

The documentation could include, where applicable:

  • Personal tax returns
  • Salary evidence
  • Bank statements
  • Dividend vouchers and company accounts
  • Trust documentation and distribution history
  • Share/equity compensation documentation
  • Investment and asset statements
  • Evidence supporting cryptocurrency ownership and source of funds
  • Details of existing liabilities
  • Property information and valuation
  • Identification and source-of-funds documentation

The case was then presented to a lender whose criteria were considered potentially suitable for the client’s circumstances.

Managing the Underwriting Process

High-value cases often generate detailed underwriting questions.

We remained involved throughout the process, helping to coordinate information between the client, lender and relevant professional advisers and ensuring that additional documentation or explanations requested by the lender were addressed promptly.

The lender’s underwriting process remained independent, including its assessment of affordability, income, assets, property value, source of funds and overall risk.

 Outcome

Following the lender’s assessment, valuation and underwriting process, a mortgage offer of £2,000,000 was achieved against the £2.6 million property, subject to the lender’s final terms and conditi

What Made the Case Complex?

This was not a straightforward employed-applicant mortgage.

The client’s financial position involved multiple income and asset sources, each requiring different forms of evidence and potentially different treatment by lenders.

Our role was to understand the complete financial picture, identify potentially suitable lending criteria, structure the application appropriately and guide the client through the underwriting process.

Complex wealth requires a considered lending strategy.

We help high-net-worth clients navigate substantial mortgage requirements where income, assets and remuneration come from multiple sources. Our approach is centred on understanding the complete financial picture and identifying lenders whose criteria may be appropriate for the individual client’s circumstances.
